1. What is Town Planning

Town Planning known as the "Physical Planning" or "land use planning." In other words, it is an art and science in shaping the growth and physical development, social and economic urban areas and rural areas.

2. Who is responsible for urban planning?

In Peninsular Malaysia, the Central Government and State Government jointly responsible for town and country planning, in which the Department of Town and Rural Planning, Peninsular Malaysia as a whole serves to advise the state planning policies to all Ministries, Government Departments and Semi- Government. While the Department of Town and Country serves to advise the State Government and Local Authorities in their respective states as well as control of development.

3. What the design concept of planning?

An area that can determine best living environment and good natural environment. It is through the analysis of the current situation, identify issues, problems and potential policy recommendations for action and planning and land use controls.

4. What are the provisions of the Law for the activities of urban planning?

Town and Country Planning Act 1976 (Act 172) is a legal provision that directly serve to explain who is responsible, the scope and planning activities.

5. What is a Development Plan?

Development Plan is a part of the National Physical Plan, the State Structure Plan, Local Plan Area, Special Area Plan. It became a legal reference document for the planning framework, encouraging the development of the state authorities.

6. What is the National Physical Plan?

NPP is a spatial plan, which gives strategic guidance on the direction and pattern of physical development of the country.

7. What is the State Structure Plan?

Is to submit a written investment policies and general proposals concerning landuse development, including measures to control the physical environment, transportation and traffic for a period of 15 to 20 years.

8. What is the District Local Plan?

Is a detailed plan that translates the policies and proposals contained in the Structure Plan. It shows a great layout and big scale development of an area equipped with a written statement to explain the policies and details about the development.

9. Proposed Development Report.

It is a report required to be prepared in accordance with the provisions of Section 21A, Town and Country Planning Act (Amendment) 1995, which must be submitted together with the layout plan submitted either to the application requirements change, subdivision or erect buildings where appropriate. It presents the basics of planning, the rationale and justification is to strengthen the compatibility of development proposals. It can also help smooth the process of consideration by the Government Authority on applications submitted.

10. Planning Permission.

Planning permission must be obtained from the Local Authority (LA) before any development can be initiated in accordance with section 19. Application for planning permission to be in such form and contain such particulars, and accompanied by the documents and plans set by local authorities as provided under section 21 (1). Section 21 (3) require that if the application involves the erection of the building, so LA may direct the applicant to submit items such as the level of the building site, building height and shift back and others.

11. Who gave planning permission?

Local Authority (LA) of the City Council / Municipal / District Council to grant planning permission in writing on an application submitted by the applicant.

12. What Use Planning Permission?

Each development must have planning permission. Local Authorities is the controller the planning and development. They have responsibility to adopt and carry out development work which is the Local Authority's approve.

13. What is the impact if the development undertaken without / do not meet the Planning Permission?

It is a mandatory offense under Act 172.Conviction may be fined up to RM500,000.00 or imprisonment of two (2) years, or both.

14. What is Planning Advisory Service?

Planning Advisory Service is a service department to the public before making a formal application to the LA / PD. It provided through service in enquiry counter. Written and online to the website JPBD Selangor.

15. Can applicant make inquiries and planning check?

Planning Control Division are available to answer any questions by telephone, over the counter and online through the website with regard to planning applications.

16. What information is required to view the landuse for the lot of the applicant?

Applicants must submit;
Lot No. and Sheet No. to facilitate getting information about landuse for the lot.

17. How long a time that taken by department to process planning application?

According to the department Customer Charter, the time taken for 14 days if all the information completed.

18. What is the Appeal Board?

The Appeal Board is a body established by the State Authority aims to provide opportunities for the public who is aggrieved or dissatisfied with the decision made by the Planning Permission Local Planning Authority.

19. When Appeal Board formed?

The Appeal Board was established in 1995 under section 36 of the Town and Country Planning Act 1976 (Act 172).

20. What are the things that made ??the appeal?

*Sek.23 (1)(a) - the application is refused or conditions imposed.
*Sek.25 (9) - Compensation offered as a result of the withdrawal of planning permission or conversion planning permission.
*Sek.30 (2) - Notice of demand - to stop its use, produce the conditions for the use of land, require certain steps be taken.
*Sek. 30 (7) - is aggrieved by the amount of compensation
*Sek. 35,35b,35d dan 36 - is aggrieved by any order of Section V (a) Tree Preservation Order Act A933

21. How can an appeal be made?

22. Who is the Registrar of the Appeal Board?

Assistant Director of Corporate Planning Division JPBD Selangor as the Registrar of the Appeal Board.

23. What are the conditions that must be followed to appeal?

Appeals must be submitted within one month from the date of the decision issued by the Local Authority (LA).

24. How much the fee charged?

Registration subject of RM 100 for each case. Free Forms.

25. Is the decision of the Appeal Board can be addressed by other courts?

Appeal Board's decision is final and cannot be questioned in any court.

Selangor State Government introduced the definition of sustainable development in the local context of Sustainable Selangor (2000), "Sustainable development is about economic reform, the process of development taking seriously the impact of development on the environment, natural resources and local communities."

Agenda 21 Selangor is implementing the action plans of sustainable development strategies at the state level, which is based on the Selangor Sustainable Development Strategy

31. What is Local Agenda 21?

Local Agenda 21 (LA21) is a program for public, private sector and local authorities (District Councils, Municipal Councils, the City Council and City Hall) to work together to plan and manage their surroundings towards sustainable development.
